House Rules

Like any rental accomodation, we have rules that you will need to follow when staying with us, which are located below.  By renting you will be agreeing to follow these rules.
  • Check-in time is 4pm and check-out time is 10am. Access codes and many services will only work during this window.  If a late checkout is needed, it must be requested at least 24 hours in advance and is at the discretion of the host.
  • Guests not checked out at the agreed-upon time will be billed up to $500/hr at the discretion of the host and charged in 15 minute increments.
  • Parties/gatherings/events/additional persons are not allowed. Failure to abide by this will result in immediate termination of your reservation and a $1,500 fine.
  • Children under the age of 18 are not permitted to swim unattended.
  • Outdoor quiet hours are from 9pm through 7am. Use of the outdoor spaces during these times are permitted at reasonable volumes. No loud music or activities are permitted during these hours.
  • Persons other than registered and approved guests are not permitted upon the property at any time (with the exception of deliveries). Any damage caused by unapproved guests is the guest's responsibility.
  • No pets are allowed on the property without prior approval. An additional $250 cleaning fee will be assessed to any guest who brings a pet onto the property. This will be considered a violation of the house rules and your stay will be subject to early termination.
  • ABSOLUTELY NO SMOKING, VAPING, INCENSE, OR USE OF ANY FEDERALLY CONTROLLED SUBSTANCE (such as marijuana) IS ALLOWED!
  • No open flames or candles are allowed on the property, except the two fireplaces which are gas only.
  • If inappropriate usage of the kitchen disposal or sinks leads to a clog or damage, the guest may be responsible for the costs associated with the repair.
  • Illegal or controlled substances (such as marijuana) are strictly prohibited and are grounds for immediate eviction from the property.
  • Any use of the property or its grounds for any unlawful purpose or in violation of any law or ordinance, will immediately terminate your occupancy and be grounds for immediate eviction from the property.
  • We ask that you enjoy your meals at the dining table or bar seating and not on the couches, furniture, or beds. Professional furniture cleaning will be assessed to the guest for any stains they have caused.
  • Please be respectful of our bedsheets and towels. Many medications, make-ups, and tanning products will stain or otherwise damage linens and towels. Please avoid using regular hand/bath towels with all skin products and instead use the provided makeup remover towelettes. Guests are NOT to take any action to hide stains.
  • No not wash clothing or towels that contain sand.
  • Guests will be charged for any damaged or missing linens.
  • Under no circumstances shall a guest re-key or change a lock or take any actions to compromise or bypass the house's security.
  • Under no circumstances shall a guest take any action that will change or compromise any settings of electronic equipment such as (but not limited to) thermostats, smart devices, timers, networking equipment, pool equipment.  Any tampering will result in a $500 fine and subject to immediate cancellation of the reservation without refund and removal from the property.
  • Total occupancy rate assumes and includes a reasonable usage of utilities.
  • Parking is limited to the driveway and street only.
  • Guest wifi is provided without warranty and no hosting of services, servers, file-shares, or illegal activities should be conducted upon it, such as but not limited to hacking, violating copyright laws, cyberstalking, etc. Host reserves the right to limit access to the guest network.
  • Hosts are not responsible for the failure of any utility provider to provide services such as water, power, internet, etc.
  • Guests are expected to treat the house and its contents with respect and care and not intentionally damage the property or the items inside.
  • Guests are to report any failure of safety devices to the hosts immediately upon discovery.
  • With limited exceptions, guests are not to move furniture. Please contact the host for details on what can be moved. Items that can be moved shall be picked up and moved so as not to damage the floors.
  • Guests are to report any broken or damaged items immediately upon discovery (or the item breaking). We understand that accidents do happen. Damages exceeding the security deposit amount must be paid by guest and will be reported to the booking agency.
  • Host and property owner reserve the right to suspend or revoke the ability of guest(s) from staying at or utilizing the property for violation of any of the rules. If a guest gets evicted, they will be liable for any and all costs associated with the eviction and any repairs needed by their actions. No refund will be issued. The host and owner reserve the right to contact law enforcement where applicable.
  • External cameras will be monitored for rule violations. Altering, blocking, or otherwise tampering with any cameras or wiring will result in a $250 service charge per camera and early termination without refund.
  • Please keep your personal belongings safe and secure. This includes locking all doors and windows when you are not on the property. Owners are not responsible for any loss of guests’ personal property due to theft or neglect.
  • Guest agrees to pay any fines levied against the host that result from any action of a guest in violation of house rules or any agreements. Guest also agrees to cover any costs associated with fighting or remediating any city violations/citations/etc. cause by a guest's actions.
  • Guests are required to sign our rental agreement. Failure to do so could result in cancellation of the booking without refund.
  • Starter level of supplies provided for longer stays.
